We have received planning permission to establish 4 new properties on a vacant site on Peache Road in Bristol. The design of the scheme had to work closely with the architecture of the adjacent property. Materials, colours, proportions, features and landscaping all had to be carefully considered. During the application process, lengthy negotiations took place to establish the merits of a higher density scheme than had been previously approved on site. Originally only two houses had received permission on this land but bearing in mind the housing requirements and the efficient use of land, the Council were minded to allow this density shift. The design had to manipulate the width of the site to achieve two 2 bed and two 3 bed properties.
Careful negotiation on the parking also ensured that land use was maximised. The car parking, landscape and gardening areas will all be permeable in terms of storm water run-off. We are possibly looking to utilise rainwater recycling on the site if it proves beneficial.
