Rare Approval for Paragraph 84 Home

We have secured a rare planning approval for a new home to be built in rural Shropshire under Paragraph 84 (Paragraph 80 as was) of the National Planning Policy Framework (NPPF).

The grand design-style home, that will be built on vacant land next to our client’s former home near Pitchford, was given planning permission by delegated powers, meaning it didn’t need to go before a planning committee to be approved.

The extensive process on the road to approval included liaison and presentations to Design:Midlands, which reviewed the proposal before it was submitted to Shropshire Council for planning.

Paragraph 84, which was previously known as Paragraph 80, Paragraph 79, or Paragraph 55, allows single new build homes to be built in the open countryside if it:

– is truly outstanding or innovative, reflecting the highest standards in architecture, and would help to raise standards of design more generally in rural areas; and

– would significantly enhance its immediate setting and be sensitive to the defining characteristics of the local area.

Designed by our architect James Smith, the Paragraph 84 property responds to the character of the site and maximises the views over the Shropshire Hills. It provides a flexible layout to allow for living spaces at both ground and first floor and utilises sustainable systems to minimise the home’s environmental impact.

The five-bedroom home will include two ground floor bedrooms, a lift, a swimming pool, workshop and garage as well as an open plan living kitchen diner, separate sitting room,  sun room and master bedroom suite. Terraces and balconies will make the most of the sweeping views towards the South Shropshire Area of Outstanding Natural Beauty.
