Planning Permission Application Process

Whilst the project’s design is being developed and finalised with the client, our team of architects and designers meticulously prepare for the submission of the planning application. This involves the compilation of all necessary documents which usually includes detailed architectural plans, consultant reports and a thorough design and access statement. The latter expands on the design principles and concepts which have been implemented within the submitted proposal, demonstrating the project’s compatibility with local planning policies.
With all the necessary documentation ready, we submit the planning application to the local planning authority. At Base, we emphasise quality and accuracy in our submissions to prevent unnecessary delays or issues.
Upon receiving our application, the planning officers at the local planning authority will check if their validation requirements have been met and begin the process of notifying statutory consultees before undertaking their review. This typically involves a careful evaluation of the submitted application – bearing in mind any local and national planning policies – alongside a site visit in most cases.
Following the review period (8 weeks for minor applications, 13 weeks for majors), a decision is made by the local planning authority. This could be a straightforward approval, accompanied by conditions, or less favourably, a rejection.
