This project consisted of the creation of 4 no. new build dwellings which are sat within the grounds of an existing art deco property on the boundary of Glan Conwy, Conwy.
Overview
This project consisted of the creation of 4 no. new build dwellings which are sat within the grounds of an existing art deco property on the boundary of Glan Conwy, Conwy.
The existing dwelling sits within an elevated position with views of the Conwy estuary with the garden falling away to a level that is adjacent to neighbouring properties.
What We Did
Base Architects were involved with the initial design, planning and detailed building regulations package of work with the scheme which was completed on site in Summer 2019.
The 4 new build dwellings were carefully positioned within the land parcel to provide a driveway into the lower section of the site as well as an access point into the properties that captures the views from an elevated position, without creating a visual break to the original property.
Due to the plot positions, site constraints and existing levels it was decided that the proposal would consist of ‘upside down’ living accommodation with kitchens, dining spaces and driveway access residing within the upper ground floor level.
The result
The internal configuration was considered to each plot to ensure that upon entry views were achieved through the dwelling and out onto the estuary, but without giving away the full context of the site. It is not until entering the kitchen space that extensive glazing delivers the full extent of the view.
Projecting balconies provide level access out from the kitchen space for warm summer evenings whilst also providing an element of solar shading to the bedrooms below. To provide the site with enhanced ecological benefit the roof system to the new build plots consists of a large mono pitch finished with Sedum (grass/green) roofing.
To further assist the existing dwelling we have also proposed to provide a level garden through incorporating a new build structure set into the bedrock, which also allows for hidden garaging to each of the new properties at the lower level of the site.
