Base Architects initially undertook a viability review of the site and associated property values and quickly ascertained that an alternative site layout would yield a better return for the Client / Developer.
This approach involved reducing the density on site down to 4 no. properties, whilst increasing the floor area slightly to each unit.
During the progression of the scheme we closely engaged with the Parish Council and local Community who also preferred our project approach, and the reserved matters planning application was then developed and submitted to the Local Authority for consideration.
Each property has detached garaging, private driveways and large rear gardens and as part of the project the Developer also gifted a parcel of land to benefit the neighbouring village hall and children’s nursery.
Base Architects were commissioned to provide a ‘concept to completion’ service from the reserved matters planning application through to the building regulations, competitive tender and administration of the contract works during the construction phase onsite.
