Overview
This scheme proposed a new residential development on the boundary line of an existing town within the borough of Wrexham, 15 minutes from Chester City Centre.
The project consisted of creating 42 new build dwellings alongside associated public open space and children’s facilities for the local community. Our clients Gower Homes of Wrexham appointed us for viability, initial design and planning stages of work.
What We Did
Whilst designing around the sites specific constraints which was primarily made up of a severely undulating topography we looked to incorporate a central village green principle where all proposed units looked out on to whilst maintaining privacy to all rear gardens.
Based upon the local demographic we incorporated a mixture of 1 bedroom flats through to detached 5 bedroom properties. With an affordable housing allocated of 25%, this project delivered the first set of affordable homes within the area since the 1960’s.
The result
Following extensive liaison and engagement with the Local Authority the Planning Case Officer from Wrexham Borough Council alongside their Conservation Team were exceptionally complimentary over how we have approached the site and overcame complicated issues associated to the land parcel.
To get comments such as these from conservation teams and councils highlights the importance of clear and open communications between all stakeholders, something that we prioritise here at Base.
